Distinct from Property Management services, our Asset Management department focuses instead on the entire gamut of issues that might arise in the course of investing in, acquiring, maintaining, and disposing of real estate throughout the state of Florida. The focus of this department is increasing marketability, developing, maintaining, and increasing cash flow, loss mitigation, and generally ensuring that an investment property is as profitable as possible. Our Asset Management services have been called in to deal with vagrants and squatters who have moved into the premises, animals that have been left behind at the premises, fines assessed by municipalities against the property due to refuse or other code violations caused by occupants, abandoned vehicles, boats, as well as all the other myriad consequences of abandonment and neglect. We have extensive experience in dealing with police departments, municipal governments, animal control, utility authorities, and all the various other agencies that may become involved in such a property. We can remove cars and other titled vehicles in full compliance with state and local laws, we can provide clean-up crews to remove trash, clear brush, and otherwise repair and maintain the grounds. We can provide skilled contractors to perform all interior and exterior electrical, plumbing, and structural repairs as necessary. The rent to own agreement is an 12 month agreement. Its like a rental agreement but the tenant is responsible for everything (its kind of like your practicing for a mortgage). Now every month that you make a payment $100.00 will go towards your purchase price. Any repairs you do would be credited towards your down payment when you go to close on the home. (We are not sure on specifics of the repairs needed, it may just need a clean out or just a couple things fixed but not sure). We get a lot of homes so we just put them up for sale AS IS. The neat thing about this agreement is it gives you a chance to show the owner that you will make your payments on time and consistently, so he can finance you and you wouldn't have to go through a bank. It also helps you, just in case you dont have that high down payment all at once you can do the sweat equitty.
