*The "craziness".....This transaction couldn't have stared out smoother then a few weeks before closing we got a call that the builder had the wrong house numbers installed on the homes 😲 (County installed the wrong permit board with the identical home next door). Long confusing story short... we had to swap with the neighbors that had already closed and moved in. Never a dull moment but thanks to all in the professionalism and working it through together! No matter what comes our way we are always here to work it out. All big smiles today!! 😁

Scammers are becoming more convincing, and real estate transactions are a common target. Whether you’re buying, selling, or already a homeowner, here are specific scams to watch out for and how to protect yourself:

🔒 Common Real Estate Scams to Avoid:

• Deed Scams: You should never pay someone to mail you your deed. Deeds are recorded with the county, and copies can be obtained directly from the official records—no third-party payment required.

• Mortgage Transfer Scams: If you receive a notice saying your mortgage has been sold, do not send payments right away. Always call your original lender using a trusted phone number to confirm before making any changes.

• Insurance Cancellation Scams: If you receive a notice claiming your homeowner’s insurance is canceled or about to be canceled, do not call the phone number on the letter. Instead, contact your original insurance agent or your lender directly to verify.

• Wire Fraud: Never wire funds or change payment instructions without verbally confirming with your REALTOR® and closing agent using known contact information.

• Urgent Requests: Be cautious of emails, texts, or calls creating pressure or urgency—this is a common scam tactic.

🏡 Florida Homeowners — Don’t Forget to File Your Homestead Exemption! 🗓️

If you closed on your home in 2025 and made it your primary residence, now’s the time to file for your Florida Homestead Exemption for the 2026 tax year! This can save you significant money on your property taxes and protect part of your home’s value under Florida law. You must own and occupy the property as of January 1 and file by March 1 (timely deadline for most counties).
