Special Weather News Announcement from Your Favorite Realtor 🚨🚨🚨

Hurricane Ian is on the way!

Many of you have already felt the impact of it before it has arrived, whether that be the long lines at the grocery store, no gas at the pumps and even your kids being sent home from school for the rest of the week!

You need to also prepare your home or rental that you own or lease! These are the biggest tips from your local realtor! 🔥

1. Verify if you have hurricane shutters in your home! You want to make sure that you are protecting your investment! The average cost to replace a window is $650 per window! If you have a new build, go to your garage and verify you have enough shutters for all of your windows. If you don’t, call your warranty representative ASAP and see what solution they can provide! If you don’t have shutters, wood may be the solution for you! 🪟🪟🪟

2. Sand bags are another useful tool to help prevent flooding into your home! Put them near sliding glass-doors and near the edge of your driveway 🏝️

3. If you have storm drains near your home, make sure there is no debris blocking it. How can potential flood waters drain, if it can’t pass through! 🌴🏡

4. Check your insurance policy coverages today! If you can’t locate your insurance policy documents, reach out to the insurance company and request a copy. Use this time to speak with a representative to ask all of your burning questions so you don’t have any concerns after the storm has left. At this point, a lot of insurance companies won’t allow you to change or add coverage due to the storm coming! 📄

5. If you are selling your home and have a Realtor sign up, take it out of the ground and put it in the garage so it doesn’t potentially cause damage to your home and worst another person! 🪧❌

6. Dismantle any basketball goals/hoops, trampolines or above ground pools (if aplicable)! 🏀🏊🏽‍♀️

7. Locate your electricity/gas valves. If you are told to evacuate, they typically recommend that you shut them off before you leave your home! 💡

Let’s Discuss Your Biggest Fears: Interest Rates! 👻

Interest Rates are a key determining factor in your mortgage payment. The average person knows that the higher the interest rate, the higher the payment. This theory is correct. So many people have been scared because of the rising interest rates, but I’m here to help conquer that fear today.

I made a huge post about marrying the house and dating the rate 💍. If you thought I was getting married, you missed the true message LOL ❌. This hasn’t become such a relevant topic until now. You need to know that locking in your house at the set price won’t change but the one thing that can change is your interest rate, once rates go back down if you were to refinance!

Historically, rates were 5-6% if not higher just before the pandemic. The 2-3% interest rates were not normal. Consider this- Paying rent is 100% interest because you are paying your landlord’s mortgage and some!

I know some builders that are buying down interest rates to 4.75% for you to get a house. This is a huge investment that they are making (almost $20K alone) and they are giving $10-15K in closing costs. I say that to say DEALS are out there! 🤑🤑🤑

This is the NOT the time to be unreasonable with HIGH expectations. You may lose out on the house that’s really for you by wanting everything on your wish list. 🙅🏿

Everybody that has purchased a home was scared at some point. Previous homeowners and current ones all know that sacrifice that was involved in the process.

You may not be in the exact desired area that you want to live in, but you’re in the house ✅. You may not have have the best payment, but you’re in the house ✅. You may not have a lake view overlooking Tampa Bay, but guess what you’re in the house!! ✅

💡The question that I want you to sleep on tonight is this- What are you willing to give up to be in the house that contains so many benefits? Such as wealth, a sense of ownership, freedom etc…

If you never take the leap, you will always question WHAT IF…🔥

-Helps people in minority communities buy their first homes
-Underwriting is based on ON TIME bill payments, including rent, utilities, phone and auto insurance payments
-Eligibility is based on income and home location
-No minimal credit score or mortgage insurance is required
-MUST be a first time homeowner or haven’t owned a home in 3 years

What are some of the false truths being spread about? ❌❌❌

-This is just not for people of color (Black/Latino). You can be white, purple, yellow, and even green and your application will be taken and approved IF you qualify!
