If you own a rental in Tampa Bay long enough, the after-hours call will come. One of ours last year was a tenant at 11 p.m. whose AC died during a July heat wave — which, in Florida, is a habitability issue, not an inconvenience.
Self-managing that call is hard. Finding a licensed tech who'll show up, vetting the price, documenting it all while it's happening.
