Enter: The Top 10 List 💫

When I list your home, I print a copy of my Top 10 List for you to fill out. On it, I want you to write down the top 10 things you love about your home.

And go beyond the basic “Love our updated kitchen!” Get into the heart of your home.

Write down how you love the tree in the front yard that changes colors each fall. Write about your short walks downtown to the fair each summer. Share how your kids turn your loft into a fort on the weekends, complete with stick on stars and popcorn and a movie sleepovers.

This list will not only highlight the amount of love and care you’ve given your home over the years, but it will paint a picture of the kind of lifestyle they could live out in your home, too.

A behind the scenes look at my curb appeal punch list for sellers

*This doubles as a spring maintenance checklist so even if you're not selling, you'll wanna save this!

I've walked through thousands of houses and have quite literally seen it all.

There are always a handful of homes in rough shape, but a lot of the homes I love the most have one thing in common, even if they're completely different.

Whether it's a $110,000 house or a $799,000 house, the one thing that gets my buyers and I to say how much we love the house is if they have been well maintained!

So save or screenshot this list and have fun making your home (at least the outside of it) look loved and well maintained! Glass of lemonade and podcast in your airpods encouraged as you work 🍋 🎧

Be honest, how many real estate agents do you know?

Wait, don't tell me 🫠

I get it. There are SO MANY of us, and most people know at least 2 or 3 personally to choose from.

So how do you make your decision?

My best advice: choose the agent that you feel best about (even if it's not me).

If you hired me, I know you'd be happy with me and I know I'd take great care of you...but I also know that your transaction is not about me. It's about doing what's best for you.

When everything is expensive...
🤯🫣🫠 how do you know if you're getting a good deal on a house?

My best advice: buy the house with the most potential...not the house that checks off allll the boxes.

I help my clients look for homes with good bones - up to date plumbing and electrical systems, solid foundation, a roof with a lot of life left, and a layout they can live with.

Then, I help them spot the potential. (Spoiler: you don't have to be a handyman to give your home a few upgrades that take it from basic to BEAUTIFUL. You just need a vision of what a space could be!)

When you buy a home with this mindset, you're likely spending less than you would if you bought that perfectly move-in-ready home you've had your eye on. Then you can choose your style and put finishing touches on it, paying as you go, instead of buying a "perfect fit" home (that's $200k more) that you'll be paying interest on for 30 years.

And who am I to argue with math?

This is one thing that surprises most of my buyers. But mortgage payments are made in arrears, meaning they are for the previous month.

So if you move in May, your first payment is not due until June.

This not only helps you plan ahead and gives you a little wiggle room in your budget that first month, but it also helps buyers who list their home AFTER they move, by giving them an extra month to sell until they start making two mortgage payments.

Buying and selling real estate will likely be one of the biggest financial investments you ever make, and you deserve to know where your hard-earned money is going.

Confession: sometimes I come home from listing appointments and look at my own house and think, "If I was moving soon, I'd have so much work to do!"

Because moving is a lot of work! And normal houses are never "showing-ready!"

But after many years of helping clients in the Tampa area, I can tell you, that if you give yourself enough time and have a clear plan, you can do it!

Offer terms like these are as sweet as pumpkin pie 🥧🥧

When I look at an offer with my sellers, no matter if there is just one offer or if it's one of many, there are a few things I look at right away to help us decide how we are going to respond.

Read to the end to find out the best thing a buyer's agent can do to help you get your offer accepted!

Favorable possession - When the suggested closing date and possession timeline work well with my seller's schedule, it makes us happy!

Local lender - When I look at an offer and see the buyer is working with a local lender, I won't lie...I breathe a sigh of relief. Local lenders are renowned for being easy to get a hold of and most likely to get their buyer to the closing table!

Generous earnest money - We want to know a buyer is serious about buying our listing and we want them to put their money where their mouth is.

No contingencies - A non-contingent offer is almost always light years closer to being a slam dunk.

As a buyer, of course it's not always possible to have every single one of these reflected in your offer. But there's ONE thing your agent can do that will work in your favor every time: call the seller's agent before writing the offer!

I do it for every one of my buyer's and I appreciate when buyer's agents do it for me too! It helps us shake out a few details before submitting anything in writing so we are more likely to be in acceptance range!

It's all mashed potatoes and gravy until you realize the holidays are just a few weeks away and you still have a lot to do before the turkey is brined and the Black Friday ads are scoured!

Don't look at this homeowner checklist as just one more thing to check off your list this month, though. Remember, you are investing in your long-term wealth by caring for your home a little each month!

The holidays will come and go but your long-term wealth will last for generations!

Truth is, selling your home isn't always exciting 😔

Sometimes life doesn't go how we planned and we have to sell our house and start over somewhere else. Finances, jobs, relationships, and the space we need in our home all impact where we live, and sometimes that For Sale sign really hurts.

I've walked alongside sellers who have lost loved ones and jobs or who have had to move home to be closer to aging parents. We aren't celebrating going under contract or popping champagne on the porch. We are grieving every step of the way.

I like to keep my Instagram light and fun, but because I'm trying to be transparent and truly "take my followers to work" with me, it needs to be said: not every move is fun. And some are downright heartbreaking.

It's an honor walking alongside clients who trust me during some of the toughest seasons of their lives. And every aspect of the transaction is handled with utmost care - from the first phone call to the closing table and even beyond...I'm your agent but I'm also your friend and your confidant, here for you every step of the way.
