Spring 2026 Market Update – Tampa Bay Area

If you’ve been watching the market lately, I know it can feel a little confusing…

You’re seeing higher price points being reported, but at the same time hearing that things have slowed down.

Both can be true.

Recently, a wave of higher-end sales across the Tampa Bay area pushed those average numbers up. But when you look a little closer, pricing is actually much more stable, with flat to slightly positive appreciation.

At the same time, interest rates are sitting in the low–mid 6% range, which has caused some buyers to pause or take a little more time.

What we’re seeing instead is a shift in behavior.

Buyers are being more intentional…
Taking their time, comparing options, and negotiating more than we’ve seen the past few years.

Inventory has gone up, homes are sitting a bit longer, and pricing strategy matters more than ever right now.

This is what a more balanced market looks like.

And the most important thing to remember is…

There’s a difference between a good time in the market and the right time for you.
