Mexico City did not disappoint. I’ve been to a few spots in Mexico before, but never the capital—and it blew me away. Some areas felt like we were back in the States, others felt straight out of Europe. The history, the food, the people… all top tier.

Just assigned this contract to an end buyer 🙌

Shoutout to my JV partner .jpegs who locked this one up on-market using A.I… straight wizard 🧙‍♂️

This deal was a tricky one—55+ community with a strict HOA approval process, and the sellers weren’t open to extending. On top of that, buyers were going around us making higher offers, pushing the timeline down to just 6 days 😅

Luckily we had a strong buyer who pivoted fast and got it done. With a 7-person communication chain that felt like a game of telephone, this one definitely had its share of ups and downs…

But we made it to the finish line 💪

This was one of the roughest properties I’ve seen, but .miranda14 , , and .toluganti absolutely crushed it. The market loved what they created—and honestly, the best part? When everyone knows the process, you stop telling and start thinking together. That’s what makes it great.

🏡 CLOSED! Another one in the books — and this one deserves its own highlight reel. 🎬

This beautiful pool home in Clearwater hit the market and buyers took notice immediately. 👀 We were under contract in under 5 days with 3 back-up offers, $35K over asking, an appraisal gap clause, and a 3-week close on the table. The investor did a phenomenal job on this property — and the market rewarded that. 🙌

Then came the curveball. ⚾ Four days before closing, the buyer lost his job.

In real estate, it’s not IF challenges arise — it’s WHEN. What matters is how your team responds. 💼 We pivoted to an asset-based loan and crossed the finish line thanks to:
✅ A buyer who stayed committed under pressure
✅ A seller who showed incredible patience
✅ A lender who was sharp, steady, and solution-focused
