Buying a home in Florida isn’t just about saving for the down payment. There are other costs buyers should plan for. Here’s a breakdown so there’s no surprises! 👇

🔎 INSPECTION
A professional checks the home’s major systems like the roof, HVAC, plumbing, electrical, and structure to uncover any hidden issues before closing.
Typical cost in the Tampa area: $400– $700+

📋 APPRAISAL
Your lender orders an appraisal to confirm the home is worth the purchase price. This protects both you and the lender.
Typical cost in Tampa: $500–$800.

🏡 HOMEOWNERS INSURANCE
Protects your home and belongings from damage, theft, and certain disasters. In FL, insurance costs can vary significantly depending on the age, location, and flood risk.
Typical cost in Tampa Bay: $2,000–$6,000+ per year.

🌊 FLOOD INSURANCE
Not every home requires flood insurance, but many FL properties do depending on the flood zone and lender requirements.
Typical cost: varies widely based on location and elevation.

📄 TITLE FEES & CLOSING COSTS
These help confirm the seller legally owns the property & there are no liens or claims against it. Closing costs can also include escrow fees, recording fees, and prepaid expenses.
Typical cost in Florida: usually 2–5% of the purchase price.

💰 LENDER FEES
Fees charged by the lender for processing, underwriting, and funding the loan.
Typical cost: $1,000–$3,000+ depending on the loan program.

📍 PROPERTY TAXES
FL property taxes are generally lower than other states, but buyers still typically prepay a portion at closing depending on the timing of the purchase.

🛠️ MAINTENANCE
Once you own the home, maintenance becomes part of the deal. Servicing the AC, landscaping, repairs, pest control, and general wear and tear.
A common rule of thumb: budget 1–2% of the home’s value annually for maintenance.

The goal isn’t to scare you, it’s to prepare you. When you understand the full picture, you can plan confidently and actually enjoy the home buying process 🤝

Most people don’t leave Tampa because they hate it…
they leave because they moved here without fully understanding the lifestyle first. 🌴🏙️

Here are the 4 things that usually catch people off guard:

1. The REAL cost of living
It’s not just the home price. Insurance, property taxes, HOA fees, flood zones, and even utility bills can look very different than what people expect.

2. The heat + summer weather
A Tampa vacation in February feels very different than August humidity and daily summer storms.

3. Traffic keeps growing
Tampa isn’t the “small hidden city” it used to be. Areas like Downtown, South Tampa, Wesley Chapel, and St. Pete can feel traffic heavy.

4. Picking the wrong area for your lifestyle
Living in Downtown Tampa feels nothing like Riverview. St. Pete feels nothing like Wesley Chapel. Your experience here depends heavily on WHERE you choose to live.

The people who love living in Tampa usually chose the right fit from the beginning.

In Feng Shui, your front entry is considered the “Mouth of Qi” AKA the place where energy flows into your home. During stressful or emotionally heavy seasons, that energy can start to feel overwhelming or stagnant.

This ritual is especially helpful if you’ve been feeling anxious, exhausted, emotionally stuck, or if your home simply feels “off.”

To try it: lightly sprinkle a thin line of sea salt along the outside of your front doorway or threshold. As you do it, focus on welcoming in calm, positive, grounding energy while allowing negativity to stay outside.

May what enters your home bring peace, clarity, love, and a sense of ease. ✨

Your surroundings often mirror how you feel internally, so creating a peaceful space can shift the energy around you in powerful ways.
