We walked away… and the seller came back $75,000 lower. 👀

This Tampa buyer came to me as a referral and had a very specific wish list: updated, open layout, pool (or room for one), and in a location they could feel good about long-term.

The problem we ran into over and over again was that everything that looked “perfect” online was priced far above what the comps supported.

A lot of sellers who bought their homes recently just simply don’t have much equity yet, so pricing can get emotional fast. Instead of forcing a deal, I laid out the market data clearly, made a strong offer well below asking, and showed exactly how we got there using the comps and current market numbers.

They rejected it. We moved on.

About a week later, the sellers came back at $75k under asking, and my clients got the home they wanted at a price that actually made sense.

What I’m seeing with my buyers in the Tampa Bay market right now 👀

The good homes are still moving FAST, especially in the most popular neighborhoods. But buyers definitely have a little more negotiating power right now compared to the last few years… if you go in with the right strategy.

A lot of sellers are also trying to coordinate summer moves, school timelines, relocations, closings on another home, etc. so understanding their situation can honestly give you a huge advantage when writing an offer.

The clients having the smoothest experience right now are the ones who are prepared before the “perfect” house hits the market. Knowing your numbers, priorities, and game plan ahead of time makes such a difference.
