Before signing closing papers, CFPB recommends confirming that agreed repairs were completed and that items the seller agreed to leave are still there.

The City recently shared that 28 homeowners have started the process of adding an accessory dwelling unit since local rules expanded in 2024, with seven units already completed. An ADU can create room for aging parents, a home office, guests, or future rental flexibility—but eligibility, setbacks, utilities, access, and permitting need to be understood before design begins.

The best first step is not choosing finishes. It is confirming what the property can legally and practically support. Tampa homeowners can check general eligibility at Tampa.gov/ADU, then build a realistic scope with qualified professionals.

Florida’s July housing numbers show more activity—but buyers still need to stay disciplined.

Florida Realtors reported that existing single-family closed sales rose 5.1% year over year in July, while condo and townhouse sales increased 11%. The statewide single-family median reached $425,000, and available supply varied sharply by property type: 4.5 months for single-family homes versus 7.8 months for condos and townhouses.

For Tampa Bay buyers and sellers, that means the headline is only the beginning. Neighborhood, insurance, property condition, HOA finances and realistic monthly cost still determine the decision.

More transactions do not make every property a good deal. Good representation connects statewide momentum to the specific home, building and budget.
