With interest rates rising, inventory has leveled out in October at 8,500. That represents 2.5 months of inventory. Of the homes that closed in October, the average days on market was 28, still low but up from the teens earlier this year.

Average home prices increased to $390,000, just $10,000 less than the peak earlier in the year. The average price increase could reflect a reduction in lower priced home sales as first time homebuyers get priced out of the market.

Home sales increased slightly in October, some of which reflects delayed closings caused by Hurricane Ian.
