Mortgage buyer Freddie Mac reported Thursday that the 30-year rate fell back to 5.3% from 5.54% last week. One year ago the average 30-year rate was 2.8%.

The average rate on 15-year, fixed-rate mortgages, popular among those refinancing their homes also retreated, to 4.58% from 4.75% last week. A year ago at this time, the rate was 2.1%.

In spite of the Fed’s 3/4-point interest rate increase on Wed., the average rate for a 30-year, fixed-rate mortgage fell to 5.3% from last week’s 5.54%.

The top states looking to soak up the Florida sun included New Jersey, California, New York, Illinois, Ohio and Massachusetts. The Florida cities that held the most interest are Sarasota, Miami, Naples and Tampa.

More Americans dream of moving to Fla. than other states, according to Coldwell Banker, and a high percentage of Fla. residents won’t search for a home elsewhere.

Tampa, Florida, logged the highest year-over-year home price increase of the country’s 20 largest metro areas in May, at 33.4%, while Phoenix posted the second-largest hike, at 28.7%. These two metros also registered the largest gains in March and April.

Florida posted the highest home price gain, at 33.2% year-over-year, followed by Tennessee with 27.4%. Arizona ranked third with a 27.3% year-over-year increase. Washington, D.C. ranked last for appreciation at 4.3%.

CoreLogic: Tampa had the highest year-over-year home price gain, 33.4%, for the 20 biggest metros. Fla. was the state with the highest home price gain at 33.2%.

Fort Myers led the state as the most “overvalued” market in April with homebuyers paying 51% more than they should based on historic pricing trends, according to a study by Florida Atlantic University and Florida International University. Lakeland was runner-up, with homes overvalued by 50%, followed by

Melbourne (44.5%), Sarasota (44%) and Daytona Beach (44%).

Wary buyers and rising interest rates may affect some U.S. markets, but Fla.’s rising demand and lack of construction will probably offset a potential cooldown.
