If you’re getting into commercial real estate, this is one of the first big decisions you’ll run into — and honestly, there’s no one-size-fits-all answer.

With a single-tenant property (think a national retailer or medical office), it’s pretty simple. One lease. Steady income. Less day-to-day management. Easy.
But if that tenant leaves? You’re at zero until you fill the space.
