This week’s 𝔽𝔸ℚ answer is short and sweet. Seriously, like two words short and sweet.

BUT...because I want you to know everything there is to know about real estate, I’m gonna give you more than just a two-word answer.

This week's question: How long should I live in my home before selling?

𝐀𝐍𝐒𝐖𝐄𝐑: 𝑻𝒘𝒐 𝒀𝒆𝒂𝒓𝒔

Here’s why: If you live in your home as your primary residence for at least two of the past five years, you don't have to pay capital gains taxes on up to $250,000 ($500,000 for married couples) on the profit of your sale.

Let’s put some numbers to that: Say you purchased your home in 2015 for $250,000. You sold it last month for $305,000.

Because it was your full-time residence for two of the past five years you don’t have to pay capital gains tax on your $55,000 profit. That equals $8,250 (since the capital gains tax rate is 15% for most taxpayers)!

I’m no tax expert so you’ll want to run the details of your situation by an accountant or tax lawyer but man, that’s almost 10K more in your pocket if you just stick it out for two years!

You may know exactly what you'd do — but if not, here are seven projects you could easily complete for UNDER $10K (always smart to leave some wiggle room in the budget):

A: Title insurance is a type of insurance that protects buyers and lenders from loss due to snafus with a property title. The most common issues are back taxes, liens, and conflicting wills.

Q: What does a title company do?
A; Since a clean title is required for every real estate transaction, title companies complete a search on every title to check for claims or liens before a new title can be issued. Without title insurance, buyers could be liable for monies owed on the home long after closing.

Q: How much should title insurance cost?

You asked! I'm answering! Without further ado, here are your mortgage questions answered:
- Q: How long is a pre-approval good for?
A: You definitely will want to get a pre-approval, but wait until you’re ready to buy since a pre- approval is only valid for about 30-90 days.
- Q: How much should my down payment be?
A: Twenty percent is the gold standard, but you can often put down less than depending on the loan type. For example, an FHA loan requires as little as 3.5% down.
- Q: What are the different types of mortgage loans?
A: All sorts! You have conventional, FHA, VA, USDA, and more! Talk with several lenders to gather their opinions before deciding which is right for you.
- Q: How much home can I afford?
A: A good rule of thumb? Two-and-a-half times your annual salary. But it’s best to speak with a lender to find out what you qualify for and to get a pre-approval letter.

One of the craziest parts of selling is prepping for showings —especially on short notice!
Use this 10-step checklist to simplify the process and make a killer first impression on buyers.
A quick heads up — a top-to-bottom deep clean of your house before it hits the market goes a long way in keeping no-notice prep doable. I highly recommend it - even if you have to hire it out. It's worth every penny!

8 STEPS TO A SHOW-STOPPING HOME SHOWING:
1. Hide everyday clutter like laundry, towels, dish rags, small appliances, toys, dishes, and pet "stuff."
2. Replace everyday bath towels with crisp white "show" towels.
3. Put toilet seats down and take out all the trash.
4. Clear off and wipe down kitchen and bathroom counters.
5. Make the beds.
6. Vacuum and sweep all floors. (Short on time? Go for the main living areas.)
7. Put valuables away or take them with you.
8. Open all the interior doors, turn on all the lights, open all blinds and curtains

Remember buyers are looking at your house — not your housekeeping skills. But you still want your home to look spectacular for every single buyer.
