**Thinking about buying a home during hurricane season?**
This is one of the most common questions I get from first-time buyers moving to Riverview, Apollo Beach, Ruskin, and the Southshore Tampa area.
The truth is, most people don't stop buying homes because it's hurricane season.
What I've found is that understanding flood zones, insurance costs, roof condition, and storm protection features often has a greater impact on long-term homeownership than the season in which you purchase.
When I'm helping buyers evaluate a home, we're looking beyond the countertops and paint colors.
We're asking questions like:
• Is the home in a flood zone?
• How old is the roof?
• Are there storm protection features?
• What will insurance costs look like?
The goal isn't to avoid hurricane season.
The goal is to understand the home you're buying.
The buyers who take time to learn these things upfront are usually the ones who feel the most confident when they get the keys.
