**Thinking about buying a home during hurricane season?**

This is one of the most common questions I get from first-time buyers moving to Riverview, Apollo Beach, Ruskin, and the Southshore Tampa area.

The truth is, most people don't stop buying homes because it's hurricane season.

What I've found is that understanding flood zones, insurance costs, roof condition, and storm protection features often has a greater impact on long-term homeownership than the season in which you purchase.

When I'm helping buyers evaluate a home, we're looking beyond the countertops and paint colors.

We're asking questions like:

• Is the home in a flood zone?
• How old is the roof?
• Are there storm protection features?
• What will insurance costs look like?

The goal isn't to avoid hurricane season.

The goal is to understand the home you're buying.

The buyers who take time to learn these things upfront are usually the ones who feel the most confident when they get the keys.

What Repairs Should Riverview Sellers Consider Before Listing Their Home?

One question homeowners frequently ask is whether they should spend money on repairs before putting their Riverview home on the market.

The answer is yes, but not every repair delivers the same return.

In my experience working with sellers throughout Riverview and the SouthShore Tampa area, buyers tend to overlook cosmetic imperfections more easily than they overlook maintenance concerns. A fresh coat of paint is helpful, but signs of deferred maintenance often raise bigger questions during inspections.

The repairs most likely to attract buyer attention before listing include:

• Roof issues or missing shingles
• HVAC systems that are not cooling properly
• Plumbing leaks under sinks or around fixtures
• Water stains on ceilings or walls
• Damaged flooring or trip hazards
• Non-functioning electrical outlets, switches, or fixtures
• Rotten wood, damaged trim, or exterior deterioration

Over the past year, I've noticed many inspection negotiations in Riverview center around deferred maintenance rather than cosmetic updates.

The goal is not to make the home perfect. The goal is to eliminate issues that could cause buyers to hesitate or renegotiate later.
