🚨 Stop trusting the Zestimate 🚨

One of the biggest mistakes buyers and sellers make is treating a Zestimate like it’s an appraisal or a pricing strategy. It’s not.

Here are 3 reasons Zillow gets home values wrong:

1️⃣ Zillow can’t see inside your home.
Did you renovate your kitchen? Replace the roof? Add a pool? Zillow has no idea. It relies on public data and algorithms—not the actual condition of your property.

2️⃣ It doesn’t understand local market shifts.
A computer can’t accurately measure neighborhood trends, buyer demand, multiple-offer situations, or unique features that affect value in real time.

3️⃣ It uses broad data, not expert analysis.
Pricing a home correctly requires comparing truly similar homes, understanding current inventory, and knowing what buyers are willing to pay today—not what an algorithm guesses.

For sellers, an inflated Zestimate can lead to overpricing and sitting on the market.

For buyers, a low Zestimate can make you miss out on a great home because you think it’s overpriced when it’s actually priced correctly.

The best pricing strategy comes from a local market expert, not a website estimate. Hint - it’s me! ☺️

‼️One of the biggest lessons I learned in real estate came from one of my very first buyers. At the last minute, they decided to cancel because they realized they were overwhelmed and moving too fast financially.‼️

At the time it was tough, but looking back, it was the right decision for them — and it completely changed how I approach my business.🧐

Buying a home is one of the biggest financial decisions someone will ever make. My job isn’t just helping clients get under contract, it’s making sure they feel 110% confident, comfortable, and clear-headed throughout the process.🙌🏽

What you see on TV isn’t reality… allow me to introduce you to the real world of real estate. 🎬➡️🏡

Drama? Leave it for your mama. It has NO place in the buying or selling process. Emotions can completely alter your reality, cloud your judgment, and create problems that never needed to exist — sometimes costing you the entire deal.

I’ve seen sellers refuse to make simple repairs — small fixes that could’ve kept a deal together — only to have the contract fall apart and ultimately sell for thousands less later on. Pride and emotion are expensive in this business.
