If you’re not looking at your next home as being a 5+ year investment you better check yourself. Unless you buy a certified ‘fixer’ chances are you’re not going to see a sizable return in the short term.
So don’t come to me in 1-2 years telling me you need to sell and want to make bank, it’s just not happening.

As the leaves slowly turn oranges and yellows throughout the northern states, so the license plates in Florida change (to those from the same Northern states). We're already seeing an increase in NJ and NY plates, before you know it we'll be up to our eyes in Wisconsin drivers and recreational vehicles.

So before all that goes into overdrive, maybe enjoy some of the better local spots with great water views before they have 45 minute table waits.

Personally, I don't think you can go wrong with Finn's Dockside - Apollo Beach or Sunset Bar & Grill at Little Harbor

Congratulations to my customer on a tough negotiation but ultimately getting a deal they are happy with.

Every listing has it's challenges, so far the challenges have come from outside of the real estate world that made rates and affordability so much more difficult.

Here's crossing fingers and everything one can cross to get through the next 30 days or so without incident.

This one is definitely going to upset some people, specifically those first time buyers who think that the half million dollar new build is an ‘entry level home’.

I get it, wages haven’t kept up with the price of things, and that really sucks. The thing is though, all I see and hear are complaints about the cost of new builds…. News flash, it sucked when I was a kid buying my first home too…

Buy the fixer, you’ll build equity quicker, learn how to do stuff and prepare for lower rates in years to come.

I spoke to this home owner at the beginning of April, offered to come out and create a new marketing plan to help relaunch his home on the marketing.
“No thank you, my agent knows what they’re doing” was the exact response.
I wished him well and left him with a suggestion that maybe the agent have a professional photographer go back and take pictures and asked if the Christmas ornament was a permanent feature… he hung up on me.

Here we are, 463 days on the market, 7 price drops and right now the home is listed $75,000 below the 2022 purchase price.

But hey, his agent knows what they’re doing right?

So I saw that Yelp was a place I should be if I wanted to get a foot up and noticed as I grow my business here in Tampa.

Well, I certainly got A LOT of phone calls, as many as 20 a day!!! Before you all jump on the Yelp Bus you should know that none of them came from people wanting to take advantage of my amazing real estate skills, no all these people wanted to do was help me with my SEO.
So I canceled my free Yelp for Business trial before I started to go back to darker responses to these calls. This afternoon Yelp emailed me in that automated impersonal way corporations do, offering me a 14 day retry.

Let me be clear so there are no doubts as to how so feel about this experience…

I’d rather eat tainted lettuce and s**t in my hands and clap before using this service again.
