ONE extra payment PER YEAR, will take 7 years off of a 30 year loan! 💰

You can save the extra money and send one extra payment a year or you can make payments every two weeks. At the end of the year you’ll have a made an extra payment. Just make sure you confirm how your loan servicer applies extra payments/ funds sent to ensure the extra money you send is sent straight the the principal.

HUD changed the credit score models for FHA (First Time Homebuyer) loans adopting the newer models Vantage Score 4.0 and FICO 10T.

With the adoption of these newer models alternative data and trended data can now be evaluated for FHA loans. 📈

Alternative data means lenders can now look at on time payments for things like rent, utilities, and telecommunications payments. 📞📡

Trended data means lenders can look at your financial picture over the course of 24 months, not just one random day when they pull your credit. So the person steadily making payments to pay down their debts will look better than the person who quickly pays everything down to boost their credit just before applying for a loan. 📸⚡️

These adopted models will also help first time homebuyers that don’t have or don’t want to take on a bunch of credit cards / debt to get a home loan but is making a rent payment every month the size of a mortgage payment. 🤑

Once a client is ready to submit an offer - their drive to and from work from the new location is inevitably a conversation.

Even if I know the client isn’t moving far, I like to ask to make sure it’s something that’s been thought of.

I know, for me personally, a home that I have to take I4 (for any length of time) to get to in my day to day schedule is not a house I want to buy! 🤣🤣

The Lucky Dill Deli has been bringing their New York style deli sandwiches to the Bay Area since 1991!

We stopped in on a Friday at lunch time and was not disappointed!

🍹Drinks: The Lucky Lemonade 🍋
This cocktail was a yummy mix of vodka, fresh lemon, and lemon-lime soda.

🍽️Appetizer: Onion rings! The batter was tasty, crunchy and stayed with the onion instead of falling off like most I’ve had. It came with a yummy dipping sauce with a bit of a kick.

🍽️Main meal: My partner had the pastrami with their potato salad (which was so freaking delicious)
I had a combo - Cesar salad and a half turkey with Swiss sandwich. My sandwich was on rye bread and came with a thousand island style sauce. Sooooo gooooood!

We had our sandwiches hot but you can do hot or cold! ❄️

Next time I’ll be a bit more adventurous, the menu is huge - they have a little bit of everything!

I was stuffed and couldn’t make a decision but everything they had at the bakery counter looked amazing. 🥧🍰
