🏠 Selling FSBO on Zillow: What’s New? What’s FSBO for sale by owner.

Zillow continues to support FSBO listings, allowing homeowners to list their properties without a real estate agent. However, starting May 1, 2025, Zillow implemented a new policy that affects how listings are displayed on their platform. Under this policy, Zillow will prioritize listings that are shared via Multiple Listing Services (MLS). This means that FSBO listings not posted through an MLS may have reduced visibility on Zillow’s platform .

• ✅ Can you afford closing costs and monthly payments (including taxes, insurance)?
• ✅ Is your credit score in good shape for a better mortgage rate?

Buying when you’re financially ready is more important than trying to time the market perfectly.

Right now:
• 🔽 Home prices are declining slightly
• 📈 Inventory is increasing
• 🏷️ Sellers are more willing to negotiate
• 📉 Interest rates are expected to stabilize or decrease later in 2025

➡️ If you plan to stay in the home at least 5+ years, buying now or within the next 6–9 months may be a smart move — especially if prices fall and interest rates improve.

Attention attention Everyone 🛎️ 🔊 🔔‼️ 🙌🙌🙌🙌🙌Sneak peak: don’t tell me you never heard about it . Foreclosure is the legal process that takes place when a homeowner fails to make their mortgage payments over a period of time. Because the loan isn’t being paid back, the lender (usually a bank) has the right to take back the property and sell it to recover the unpaid loan balance.

Here’s how it works step by step:
1. ✅Missed Payments: The process starts when a homeowner misses several mortgage payments (usually 3-6 months).
2. ✅Notice of Default: The lender sends a formal notice that the homeowner is in default and needs to pay the overdue amount.
3. ✅Pre-Foreclosure Period: During this time, the homeowner can still try to pay the loan, sell the home (often as a short sale), or negotiate with the lender.
4. ✅Foreclosure Sale: If the homeowner doesn’t resolve the issue, the property is sold at a public auction to the highest bidder.
5. ✅REO (Real Estate Owned): If no one buys the home at auction, the lender takes ownership and it becomes an REO property. These homes are then listed for sale, usually at a discounted price.

Why it matters in real estate:
• Buyers often see foreclosures as an opportunity to buy property below market value.
• Sellers facing foreclosure may try to sell quickly, often at a discount.
• Agents help both sides navigate these complex transactions.
