Excited to share successful financing milestone for The Preserve at Manatee Bay.

What initially seemed impossible became possible through persistence, creativity, and strong lender relationships. Our team at WGA Legacy successfully refinanced the property, transitioning it from a floating-rate loan into a permanent financing structure with a lower interest rate, increased loan proceeds, and loan terms that were better than anything available in the open market.

Working closely with Morgan Stanley, we were able to structure a financing solution that not only improved the property’s long-term financial stability but also unlocked significant additional value for ownership.

A huge credit goes to our team for keeping the asset performing at a high level throughout the process. By combining strong property operations, relentless ex*****on, and the banking relationships we’ve cultivated over the years, we were able to secure financing that many thought wasn’t achievable.

Spent the day in Tampa and Bradenton visiting our properties, walking units, meeting with the bank regarding our refinance, and connecting with our hardworking team over lunch.
These trips are always a great reminder that strong operations come from being present, paying attention to details, and working together to keep improving every property we manage.
