Somewhere along the way, buyers picked up the idea that the next house has to be The One. The forever home. The place they'll be carried out of.

No pressure or anything.

Here's what's actually happening: people are planning shorter chapters. The starter home, the school-years home, the empty-nest home, and each one gets to be right for its season instead of perfect for every season that might ever come.

And honestly, that mindset shift is a gift. It changes the whole conversation:

You stop waiting for a unicorn. The house that's 85% right for the next five years beats renting for three more while you hunt for 100%.

You stop overbuying. You don't need the bonus room for grandkids who don't exist yet. You need the right home for the life you're living right now.

You start asking better questions. Instead of "could I live here forever," it becomes "does this work for this chapter, and will someone want it when the chapter ends?" That second question is where I earn my keep, because buying with the exit in mind is how you build wealth in five-year moves.

Most buyers aren't expecting perfection. They're not walking through a home with a clipboard looking for reasons to reject it. What they are doing is forming impressions, often within seconds, about how well a home has been maintained and cared for over time.

Every August, I convince myself that I have plenty of time.

Plenty of time to finish the landscaping project. Plenty of time to organize the garage. Plenty of time to stain the deck, clean out the flower beds, or tackle that one project that's been sitting on my to-do list since spring.

Then school starts.

The practices begin. The games fill up the weekends. The calendar somehow goes from wide open to completely booked in what feels like a matter of days.

Before long, it's October, the weather has changed, and that project is still sitting there waiting for "the next free weekend."

One thing I've learned over the years is that homeowners often underestimate how quickly life speeds up once fall arrives. August feels like there's still plenty of time left, but in reality, it's often the last month before schedules become much harder to manage.

If there's a project you've been putting off all summer, consider this your sign to start it now instead of waiting for the perfect time.

Because if you're anything like me, future-you will be very thankful.
