Real estate doesn’t always go exactly as planned, and some transactions require a lot of problem solving behind the scenes. I’m grateful we were able to keep everything moving through a hectic closing and get this family across the finish line on time. 🏡

After a few years of determining when the right time was for her and hubby, their landlord was raising their rent this upcoming year, and they finally had enough. They reached out to see what their numbers could look like and if there were any possibilities for the price range that they wanted to stay within.

We narrowed down the initial list of around 34 to roughly 15 homes that could work for their wants and needs. 𝗪𝗲 𝘀𝗽𝗲𝗻𝘁 𝗮 𝘄𝗲𝗲𝗸 𝘁𝗼𝘂𝗿𝗶𝗻𝗴 𝗵𝗼𝗺𝗲𝘀, 𝗮𝗻𝗱 𝗜 𝗵𝗮𝗱 𝗮 𝗳𝗲𝗲𝗹𝗶𝗻𝗴 𝘁𝗵𝗶𝘀 𝘄𝗼𝘂𝗹𝗱 𝗯𝗲 𝘁𝗵𝗲 𝗼𝗻𝗲. 𝗔𝘀 𝘀𝗼𝗼𝗻 𝗮𝘀 𝘀𝗵𝗲 𝘄𝗮𝗹𝗸𝗲𝗱 𝗶𝗻, 𝘀𝗵𝗲 𝘄𝗮𝘀 𝗶𝗻 𝗔𝗪𝗘. We toured the rest of the homes and scheduled a second tour the following day for just this one.

We discussed a solid offer and terms that night. 𝗔𝗳𝘁𝗲𝗿 𝘀𝗼𝗺𝗲 𝗻𝗲𝗴𝗼𝘁𝗶𝗮𝘁𝗶𝗼𝗻𝘀, 𝘁𝗵𝗲𝘆 𝗮𝗿𝗲 𝗼𝗳𝗳𝗶𝗰𝗶𝗮𝗹𝗹𝘆 𝘂𝗻𝗱𝗲𝗿 𝗰𝗼𝗻𝘁𝗿𝗮𝗰𝘁! Next up, home inspections.

This certainly didn't come without its challenges, to say the least! Having purchased the home 4 and a half years ago, these military owners were relocating out of state to their next duty station. The market is a complete 180 shift compared to when they purchased, and they did not have much equity to work with to get the home sold. 📊

We received several offers over the time on the market, but they were just too far off to make it work. 𝘼𝙛𝙩𝙚𝙧 𝙟𝙪𝙨𝙩 𝙤𝙫𝙚𝙧 𝙖 𝙢𝙤𝙣𝙩𝙝 𝙖𝙣𝙙 𝙖 𝙝𝙖𝙡𝙛 𝙤𝙣 𝙩𝙝𝙚 𝙢𝙖𝙧𝙠𝙚𝙩, 𝙬𝙚 𝙧𝙚𝙘𝙚𝙞𝙫𝙚𝙙 𝙖 𝙨𝙩𝙧𝙤𝙣𝙜 𝙖𝙣𝙙 𝙬𝙤𝙧𝙠𝙖𝙗𝙡𝙚 𝙤𝙛𝙛𝙚𝙧. 💡

Things were going well until a large (and expensive) inspection issue came up. After several extensions and endless calls, we came to a meeting of the minds with this repair and were able to move forward. 𝗧𝗵𝗶𝘀 𝗼𝗻𝗲 𝗱𝗶𝗱 𝗻𝗼𝘁 𝗰𝗼𝗺𝗲 𝘄𝗶𝘁𝗵𝗼𝘂𝘁 𝗶𝘁𝘀 𝗰𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲𝘀 𝘁𝗼 𝗴𝗲𝘁 𝘁𝗼 𝘁𝗵𝗲 𝗰𝗹𝗼𝘀𝗶𝗻𝗴 𝘁𝗮𝗯𝗹𝗲! With a new tile roof being installed before closing, along with several other major repairs needing to be completed by the seller, we came across several delays. From weather to the roofing company not starting when planned, this put a lot of pressure on my clients, currently living in an Airbnb with a large family and pets.

The roof was still not completed at their final target deadline, and we needed to conduct reinspections, appraisal reinspection, and get things going for closing day with just a few days left to spare.

We ran into another hurdle right before closing with the county roof inspection, but worked through it at the very last minute as well.
