Most buyers search online using filters like pet-friendly, large dogs allowed, rentals allowed, all ages, and other community restrictions. The problem? Many listings either leave this information out entirely or simply say, "Buyer to Verify."
For this upcoming listing in Shadow Run, I didn't want to guess. I reviewed the deed restrictions and confirmed the information with the HOA/property management. The result: Shadow Run allows up to two dogs or cats per lot, and there are no size restrictions.
Interestingly, when reviewing 137 historical listings in Shadow Run, I found listings showing everything from 16–35-pound limits to over 100 pounds, despite the restrictions not imposing a weight limit. That's exactly why verification matters.
Restrictions such as pet policies, rental restrictions, deed restrictions, age requirements, boat and RV rules, and other community limitations can significantly impact a buyer's decision to view a property. If this information is inaccurate or missing from the MLS, sellers may unknowingly miss qualified buyers who are searching online using those specific criteria.
This is why I believe one of the biggest mistakes in real estate is relying on "Buyer to Verify" instead of doing the work to research, verify, and properly market the features and restrictions that buyers are actually searching for.
