Same loan. Same rate. 🏦📉

Hundreds of dollars different in your all in payment every month. 💸💸

How? HOA and CDD fees. 🧐📋

HOA is homeowners association dues. Required in most neighborhoods. As low as $25 every three months. As high as $300 a month. That covers the resort stuff: pools, courts, playgrounds, gates, landscaping. Pretty neighborhood. Extra cost. 🏊‍♂️🎾🛝🌳

CDD is community development district dues. If the home is in a CDD community, you do not get a choice. It shows up on your property tax bill. HOA does not. CDD can run $500 a year… or $4,000 to $5,000 a year. That money started as the cost to put in streets, lights, utilities, and pond maintenance. 🛣️💡🧱🌊

So yes. You can be pre-approved for a number and still not comfortably afford every community at that number. 🙅‍♂️💰
