I pulled the latest numbers straight from our local MLS so you have real, current information whether you're thinking about selling your home or buying in our area.

Homes are still moving fast when priced right:

46.4% of single-family homes and townhomes went under contract in 30 days or less! ⚡

62.7% sold in under 60 days total.

Only about 1 in 5 homes (20.6%) took over 120 days.

Sales volume is steady compared to last year. We're basically neck-and-neck with 2025 numbers.

Sellers are still getting strong prices – especially in the $250K–$500K range, where homes are closing at 98% of list price on average. That’s a solid sellers market in many neighborhoods!

We’re seeing a true “tale of two markets” right now. Some areas (especially homes bought in the last 3-5 years) are feeling more pressure, while well-prepared homes owned longer or in higher price points are selling quickly with very little negotiation room.

Buyers do have more options and some extra leverage in certain pockets, but competition is still real and total costs remain high.
