Who We Are: An eviction of an unwanted or non-paying tenant can be a complicated and frustrating process for landlords and property owners. Evictions Plus, Inc. has been in business for over 30 years and filed over 22,000 evictions in the state of Florida and has developed a time-tested method of quickly and effectively removing problem tenants. You simply provide us the information we need, sign

our documents, and sit back while we handle the process for you. Our cost includes all the court filing fees to have your lawsuit filed and the process serving fees to have your tenants served the paperwork. In most cases, we have your paperwork ready within hours and filed with the court and served to your tenants the same day. We usually have a judgment to remove your tenant within 8 business days. Time is money. Save both with Evictions Plus, Inc. has been featured in both the Tampa Tribune and The St. Petersburg Times and has not advertised in over 17 years, relying strictly on word of mouth and our loyal client’s referrals. Call us today and remove your problem tenant quickly and effectively. What We Do: Evictions Plus prepares all the paperwork necessary for the eviction lawsuit and will schedule an appointment for the client to sign. We will need you for about 5 minutes as we explain the lawsuit in detail. Once it's signed, your lawsuit will be filed with the court and served to your tenant. As soon as your tenant's timeframe to respond expires (5 business days), we will file the appropriate paperwork with the court to apply for a default judgment. Once that has been signed by a judge, we can pay the sheriff to remove your tenant from your property. Fees: We charge a flat fee for tenant removal anywhere in the state of Florida: $495.00 for one tenant. (If there are additional tenants on the lease or in the property, we charge $50.00 per extra person over the age of 18.) The flat fee includes all court filing fees ($195.00) and process server fees (50.00). The only fee not included in this flat fee is a sheriff removal fee of $90.00, should you need your tenants to be removed by a sheriff. (75% of the time, the tenants vacate long before the sheriff is needed and therefore the $90.00 sheriff fee is not needed. We collect a money order written directly to the sheriff at the end of the eviction if you need it, we do not collect this upfront.)

For all the landlord's out there that are waiting until a couple of days before Christmas to file an eviction against your tenant... You should not wait! Our office closes on December 18, 2025 and won't reopen until January 5, 2026. Also, particularly in Hillsborough County, there are several days that are considered legal holidays in that time frame.

So, if you want to hold off until just before Christmas, you may be delaying your own eviction.
