Davis Islands is one of those places people discover and immediately start figuring out how to make work.

A mile from downtown Tampa. Water on three sides. Private airport. A village with a real neighborhood feel. The kind of island address that sounds like a vacation until you realize people actually live here full time and refuse to leave.

Inventory is tight for reasons that are easy to understand once you've been here. When something comes available, the buyers who know this address don't take long to move.

Summer in Tampa Bay changes the pace of the market. It doesn't change the fundamentals.

Florida's statewide median days on market reached 71 days in April 2026 โ€” up 5 days year over year. Summer will extend that further in most segments. Relocation buyers pull back. Corporate timelines wind down. The pool of active buyers gets smaller.

What that creates: sellers who listed in spring and haven't moved are now more motivated. Buyers who stayed active through June and July historically find better negotiating conditions โ€” more flexibility on price, closing costs, and contingencies โ€” than they would have found in the spring surge.

Summer isn't a reason to wait. For the right buyer, it's the reason to move.

We're in the market year-round. Our strategy doesn't change with the season.

Most agents start with a search. We start with a conversation.

Before we show anyone a single property, we want to know three things: what they've already seen, why it didn't work, and what they haven't said out loud yet.

The homes people end up in are almost never the homes they described to us in the first meeting. Not because they didn't know what they wanted โ€” because what they wanted was harder to articulate than they expected. The job is helping them get there.

Ten years ago the Tampa Riverwalk was a good idea on paper. Now it's one of the best urban waterfronts in Florida โ€” and most people outside the city still don't know it exists.

2.6 miles along the Hillsborough River connecting Armature Works, the Tampa Museum of Art, the Convention Center, and straight into the Water Street corridor. On a weeknight in June it's as good as anywhere in the Southeast. On a weekend morning with coffee it's something else entirely.

Tampa spent years being undersold โ€” even by the people who lived here. That's changed. The city that showed up after the Water Street development, after the Riverwalk investment, after the Armature Works renovation, is a genuinely different place than the one people thought they knew.

We've worked both sides of the bay for 24 years. The Tampa Bay that exists right now is the best version of it we've seen.

Tampa Bay now has 5.4 months of housing supply. That's above the national average of 3.8 months and firmly in buyer's market territory.

What that number actually means on the ground: buyers have more homes to choose from, less pressure to waive contingencies, and real room to negotiate. Sellers who price correctly are still moving. Those who don't are contributing to the inventory count.

A 5.4-month supply doesn't mean sellers are losing. It means preparation and pricing are no longer optional.
If you're a buyer sitting on the sidelines waiting for more leverage โ€” you may already have it.

People ask us where to take someone who's visiting Tampa for the first time. The answer is almost always the same.

Bern's Steak House on South Howard Avenue has been here since 1956. It grows its own vegetables. It has one of the largest privately owned wine collections in the world. The dessert room upstairs โ€” private booths, built inside wine casks โ€” is unlike anything else in Florida.

It is not trendy. That's the point. Tampa has plenty of places that are having a moment. Bern's has been having the same moment for almost 70 years and doesn't appear to be stopping.

After 24 years in Tampa Bay, it's still the place we bring people when we want them to understand what this city actually is.
