One of the residents has reported that Wise Property management has not had the expired elevator certificates removed since August of 2025. Eight months to complete a task that takes minutes. Still waiting to have the old certificate removed from the elevators. Another example of the incompetence and poor management of the wise property management company. Thousands of dollars paid every month to a management company that is no longer providing quality service.

We also encourage you to file complaints with the Department of Business and Professional Regulation, Division of Florida Condominiums if the management company refuses to address them. A number of you have asked about poor or absent communication from Wise Property. Unfortunately, Wise continues to refuse to communicate to residents regarding their charging of late fees, interest and/or penalties despite evidence showing that Wise had provided incorrect banking or no banking information is some cases. We ask that you report this to Department of Business & Professional Regulation and to communicate this activity to your friends and neighbors so that this is stopped. Attached are also several screen shots showing several recent complaints against Wise Management.

"Ahoy Matey!" Congratulations to Christine Boniol for being selected as our new president of the board of directors. We are thrilled that Christine is now at the helm of our damaged ship. We are confident that she will steer our ship towards safety, just as she helped to pilot the selection of our new insurance carrier and to select the interior design of our hallways and lobby. "Fair Winds!"

Residents & Staff,

Please remember that propping doors open with a wedge creates a security risk for our residents and guests. All visitors must be buzzed in from the call box. All contractors must have provided proper documentation to staff, ie insurance. Thank you for your attention to this matter.

Special thanks to Board member Christine for meeting with vendors. As we know, it is better to obtain vendors from the board rather than from the management company. In addition, condominium associations will generally receive much better pricing and value from vendors when the vendor knows that board members are directly involved with obtaining bids. Thanks again to Christine!

This the rough amount owed by every owner of a two-bedroom at Bayshore Towers for new special assessment. The amount is roughly $9K for the smaller one bedroom units. Please start setting funds aside for this special assessment. In addition, do not forget to communicate to your real estate agent and to prospective buyers that this amount is owed.
