It’s an exciting time for Florida’s luxury condo scene, with developers rolling out new towers across the east and west coasts as well as South Florida. We’re seeing upscale residences launch with starting prices typically at $1M and above, especially in areas like West Palm Beach and Naples where some offerings are reaching even higher price points. There are also opportunities for buyers seeking luxury at a lower entry point, with certain Miami and St. Petersburg condos starting in the $500Ks or $600Ks—these emphasize standout amenities and spectacular views. Looking ahead, the development pipeline reaches all the way to 2031, with projects in Daytona Beach Shores, West Palm Beach, Sarasota, and Naples already on the map for future completion. The luxury market remains strong, but buyers today are more selective than ever, prioritizing prime locations and long-term value. NFL cities reveal a split housing affordability picture for 2026
The latest snapshot of housing affordability across NFL cities shows some interesting contrasts heading into 2026. Out of 30 NFL markets, 28 have seen better affordability since June 2026, with Seattle leading the way—an impressive 11.2% improvement thanks to higher incomes and lower prices. Tampa, my home turf, is also among the cities seeing positive movement, which aligns with what I’ve been noticing in our local market: buyers are finding more options within reach, and sellers are adapting to new dynamics. Meanwhile, places like Milwaukee and Cleveland are facing more challenges on the affordability front. As someone who’s worked with Tampa Bay buyers and sellers for over 27 years, I know how quickly these trends can impact your next move. Staying informed and understanding what these shifts mean for your personal goals is key to making confident real estate decisions.
