If you use an FHA loan…
you may pay mortgage insurance twice 👀

That fee is called MIP.

Here’s the simple version:

With many FHA loans, you can have:

1 upfront mortgage insurance fee at closing
1 monthly mortgage insurance fee added to your payment

That’s what surprises a lot of buyers.

And just like PMI…

MIP protects the lender — not the buyer.

Here’s the part most buyers don’t know 👇
If you put less than 10% down, monthly MIP can stay for the life of the loan
If you put 10% or more down, it typically lasts 11 years
Smart buyer move:

Don’t just ask:

“What’s my monthly payment?”

Ask:

How much is my MIP?
How long will I pay it?
What’s my exit strategy from FHA?

Sometimes the best play is:

Use FHA to get in… then refinance into conventional later.

If you buy a house with less than 20% down…

You may have to pay a monthly fee that doesn’t even protect you 👀

That fee is called PMI.

Here’s the simple version:

PMI = Private Mortgage Insurance

If you put less than 20% down, the lender may see you as a higher risk…
so they charge you PMI.

But here’s the part most buyers don’t know:

PMI protects the lender
NOT the buyer.

That’s why so many buyers hate it.

And yes… it can add hundreds of dollars to your monthly payment.

“What’s my monthly payment?”

Ask these 3 questions:

How much is the PMI?
When can it be removed?
Is lender-paid PMI an option?

Episode 6 — Appraisal Gap

If the appraisal comes in lower than your offer…

You may have to bring more cash to closing.

That’s called an appraisal gap 👇

Example:

You offer $350,000
The home appraises at $340,000

That’s a $10,000 appraisal gap

And the bank usually won’t lend above the appraised value.

So you typically have 3 options:
• Ask the seller to lower the price
• Bring the extra cash yourself
• Negotiate somewhere in the middle

💡 The tactical move most buyers miss:

In a competitive market, some buyers agree to cover part of the appraisal gap up front to make their offer stronger.

But don’t say:

“I’ll cover any gap.”

Say:

“I’ll cover up to $5,000.”

That keeps your offer competitive without exposing yourself to a surprise cash hit.

A low appraisal can force you to bring more cash or renegotiate the price

So no… they are not the same thing.
