If you are in this situation, for a work around, ask the seller if their current flood policy is assumable. I have a closing this week that is staying on track because the buyer could assume the insurance…and probably at a better rate than if he got a new policy!

The government shutdown has paused new flood insurance policies, creating challenges for Florida buyers and sellers and delaying some home sales.

It’s interesting how many of these myths come up in conversation with potential buyers and sellers. Especially the 20% down being required. There are SO MANY fantastic loan products out there that can require much much less down.

But one myth not addresses is the belief that if the Fed lowers interest rates, mortgage rates will drop. Mortgages are tied to the 10 year treasury bond, not the Fed rate. So two weeks ago, rates were the lowest they’ve been since 2023. Low 6% BEFORE THE FED DROPPED THE RATE. And now they’ve popped back up. So waiting might have cost folks some $$$ 😩😩😩.

Experts say RE myths, like needing a 20% down payment or assuming renting beats buying, aren’t true and are leaving potential buyers confused.
