The lockbox is officially coming off 3280 McMath Drive because we’re closing today! 🔐🏡

This home was a bit of a fixer-upper, which made it a tougher sell—but persistence matters, especially in this market.

We ultimately found the perfect buyer, and I had the privilege of helping both sides reach the finish line. Now we have one excited new homeowner and a seller who is thrilled with the outcome. That’s a win-win closing! 🎉

Not every home is an easy sell—but the right strategy, patience and persistence can make all the difference.

🏡 UNDER CONTRACT! And this one comes with a little plot twist…

You may remember Chase’s Chase Chronicles home tour of 3226 Suncoast Plains. After about 2 months on the market and nearly 20 showings, we didn’t just get an offer…we got TWO at almost the exact same time. 👀

Here’s how it happened:

One buyer toured the home twice, loved it…but waited about a WEEK to make an offer.

Meanwhile, another buyer came back for their second showing that same weekend and decided to move quickly.

💥 Suddenly, we had a multiple-offer situation.

And that gave my seller something that’s harder to come by in today’s market: LEVERAGE.

Buyers have gotten comfortable seeing homes sit longer, so there isn’t always that same sense of urgency we saw a few years ago. But here’s the problem…

You don’t know who else is quietly thinking about making an offer too.

If you find a house you really want, don’t assume you have time just because it’s been sitting on the market.

Make the offer. You can’t negotiate for a house you never put an offer on. 😉

And congrats to my sellers — 3226 Suncoast Plains is UNDER CONTRACT! 🎉🏡

One of my favorite Amazon finds for cold brew! ☕️🧊

This pitcher makes it SO easy to cold brew coffee or tea right in the fridge. I have the 64 oz version—the largest size—because obviously I want the one that holds the most. 😂

Add your coffee grounds or tea, fill with water, let it brew and you’re set!

SOLD… and yes, it was my next door neighbor 👀🏡

Talk about pressure 😅 but also the biggest compliment. When someone who lives right next to you trusts you to handle one of their biggest assets, that means everything.

So grateful for the opportunity to get this one to the closing table—and now I’m officially welcoming new neighbors!

Who’s next? 😉
