Pretty even across the board the last 7 days. There is still plenty of inventory out there for buyers that are on the hunt. Despite mortgage rates hanging around the low 6% range, there has been very consistent buyer activity, which is good news for sellers. However, buyers remain selective since there are new homes coming on the market each week and lots of new construction opportunities north of Tampa.

With that in mind, sellers should be optimistic but gone are the days of throwing a house on the market and getting what you want when it could use paint and other updates. A little cash and sweat equity can go a long way, as the average buyer isn't looking for a fixer upper. If there are updates that are needed, they'll typically want a discount that's larger than what it would take to do the updates ahead of time, regardless of whether the seller feels like it's "priced accordingly."

An expected drop in listings due to Memorial Day weekend, but contracts kept up a pretty good pace. Inventory is still holding strong but the buyer activity has picked up some and we may end up seeing a little busier late summer/early fall than usual. This is good news for sellers, but buyers are still being selective and are definitely not willing to pay more than they think it's worth, given the mortgage rates holding in the low to mid 6% range.
