Existing inventory rose the past 7 days with a decrease in new contracts and a jump in new listings. Here are some numbers I pulled from Stellar MLS's May report:

🔷 May was the 3rd month in a row with a YOY increase in number of sales
🔷 Average days to contract is at 79. 75-115 is considered balanced
🔷 Months of inventory is just under 4. 5-7 is considered balanced
🔷 The average sale price for May ’26 is 5.6% higher than May ‘25
🔷 44% of May closings (single family/condos) went to contract in 30 days or less

New contracts surged ahead of new listings this week. We should see the market continue to pick up the pace, mainly because we're starting to see fewer homes that are overpriced, although they're still out there.

🔷 May marks the third month in a row with a YOY increase in number of sales

🔷 Inventory levels are under 20,000 units for just the second time since December of 2024

🔷 Average days to contract is just below 80, which is considered 'balanced' when looking at general market indicators.

🔷 Believe it or not, at just below 4 months' supply of overall inventory, that's an indicator of a seller-favored market.

Before you click "Schedule a Tour" on Zillow or another home search site, make sure you've chosen the Realtor YOU want to work with.

Pretty even across the board the last 7 days. There is still plenty of inventory out there for buyers that are on the hunt. Despite mortgage rates hanging around the low 6% range, there has been very consistent buyer activity, which is good news for sellers. However, buyers remain selective since there are new homes coming on the market each week and lots of new construction opportunities north of Tampa.

With that in mind, sellers should be optimistic but gone are the days of throwing a house on the market and getting what you want when it could use paint and other updates. A little cash and sweat equity can go a long way, as the average buyer isn't looking for a fixer upper. If there are updates that are needed, they'll typically want a discount that's larger than what it would take to do the updates ahead of time, regardless of whether the seller feels like it's "priced accordingly."
