New listings and contracts were pretty close this week. It's looking like it will be a pretty typical 2nd half of the year with a little slowdown after Summer and then leveling off for a few months. The news about mortgage rates isn't exactly going to have buyers jumping up and down. For buyers, now is the time to ask motivated sellers for a concession to help by the rate down or to minimize your closing costs. For sellers, I recommend having an open mind to creative offers. While overall inventory has slowly gone down recently, there are still plenty of options in most areas, especially as you go further away from the city limits.

Turns Out… This Is the Life 🌴

We're continuing to see some pretty consistent numbers as we head into Fall. I don't expect to see much in the way of changes through the rest of the year. Mortgage rates will most likely stay in the mid 6% range and overall inventory will stay within a few percentage points but still gradually decreasing, which means the advice for buyers and sellers will fall in line with standard 'balanced market' recommendations. Listing a little higher than the market suggests just to see what might happen is generally not working out well for sellers. Buyers looking in areas with a lot of new construction have plenty of options and more leverage with the resale properties.
