Avocat represented a longtime client on a new lease for approximately 10,000 SF of office space.

This was a special one for our team. We’ve had the privilege of representing this client for more than 20 years, and we’re grateful for the continued trust.

Like every project, we started by looking at what the space needed to do for the business, then analyzed renewal vs. relocation options to help align the real estate with the company’s long-term goals.

The result: an economic savings package of approximately $1.12 million, including free rent, tenant improvement dollars, and long-term rent savings.

Another win with a long-term client.

We just completed a 22,000+ SF office renewal that keeps them well-positioned for their next phase.

Before deciding to renew, we stepped back and evaluated the decision through the lens of our ClarityKit™ approach.

The strategy focused on three questions:
• What does this space need to enable for the business?
• Does renewing outperform real relocation alternatives?
• Do the full economics make sense when comparing rent, escalations, concessions, and relocation costs?

Once those answers were clear, renewing in place proved to be the strongest outcome and helped us secure several months of free rent.

A decade ago, Versatile Packagers was weighing a relocation. Fast forward to today, and we just helped them secure a 130,205 SF industrial lease renewal in Tampa!

The key wasn’t “negotiating harder.” It was starting early enough to run a true relocate-vs-renew analysis, pressure-test real alternatives, and use those options to structure a renewal that delivered meaningful savings over the life of the lease, without disrupting operations.

Congratulations to Victoria Pereiro, Matt Sultenfuss, and Tim Hurless, on earning CoStar Power Broker recognition for Q4 2025 in the industrial sector.

What makes this especially meaningful for us is that every transaction behind this recognition was completed exclusively on behalf of tenants and buyers. Our team is built around representing occupiers only, without taking landlord listings, so our focus stays fully aligned with the companies we serve.

Valentine’s Day reminder: don’t fall in love with the first space that flirts back. 💘

A lease is a multi-year commitment, with real money hiding in the terms, not the tour. When you go in solo, it’s easy to end up with higher rates, vague language, and “standard” clauses that quietly shift risk to you.

With tenant representation, you’re not just shopping, you’re negotiating from leverage:

- market-backed rate + comps
- incentives/TI + free rent structured correctly
- clear, protective language (CAM, options, restoration, assignment, etc.)

Nothing… just doing mental gymnastics to turn a pretty quoted rate into the actual cost of occupying a space. 😅

In office & industrial leasing, the number on the brochure is rarely the number that hits your P&L. What makes deals go sideways isn’t usually the lobby, the view, or even the “market.”

It’s the fine print that quietly decides:
→ whether your all-in cost creeps up every year (even when revenue doesn’t)
→ how expensive it is to operate after 5pm
→ what happens if you outgrow the space, need flexibility, or have to exit
→ whether you’re buying a “fair deal” or a collection of hidden landmines

Humor aside: the best negotiators are those who are clear on total occupancy cost, risk, and flexibility before you fall in love with a space.
