SOLD!! This beauty had been sitting on the market for over 265 days with another agent before I took it on and sold it in less than 2 months. The truth is—the past 8+ months have been somewhat of a challenging market, and pricing strategy matters more than ever.
“Let’s shoot for the moon” pricing might work in rare cases, but realistically, smart cash buyers know it’s not a seller’s market anymore. Financing buyers may not have the funds to cover the difference if the home doesn’t appraise, which can cause deals to fall through. We’re no longer in years of 2020–2022 when homes were flying off the market for $100K+ over asking - CASH.
Today, sellers need realistic expectations, and agents need to be upfront and honest about pricing. When I list a home, I walk my sellers through the comps, stats, and trends so they understand where the market really is—not where we wish it was. While none of us has a crystal ball, transparency and strategy make all the difference.
