🚨 BIG NEWS FOR FLORIDA HOMEOWNERS! 🚨

The Florida Legislature has formally approved a proposal that could eliminate property taxes for many primary homeowners across the state, sending the measure to Florida voters for approval on the November ballot.

If approved, this could be one of the most significant changes to Florida homeownership in decades. For many families, property taxes are a major part of their monthly housing costs. Reducing or eliminating that expense could dramatically improve affordability and increase purchasing power for homebuyers.

From a real estate perspective, I would fully expect to see increased buyer activity if this measure passes. Lower monthly ownership costs could make homeownership attainable for more Floridians and create additional demand throughout the market.

While there are still many details to be worked out and voters will have the final say, it's definitely something homeowners, buyers, and investors should be watching closely over the coming months.

March is shaping up to be the busiest cruise month ever for Port Tampa Bay, with 51 cruise ship visits scheduled throughout the month — the most the port has ever hosted in a single month.

This milestone comes after a record-breaking 2025, when Port Tampa Bay welcomed over 1.6 million cruise passengers and handled more than 262,000 shipping containers.

Even more growth is on the horizon. Plans include:
⚓ A new cruise terminal
⚓ Upgraded passenger boarding bridges
⚓ A $1.2 billion channel deepening project expected by 2028

Tampa Bay continues to grow — and it’s one of the many reasons people are choosing to live, invest, and vacation here.

Filing can:

The deadline to file is March 1st — and you must apply through your County Property Appraiser’s Office.

Florida buyers — this is something to keep an eye on 👀🌴

State leaders are actively discussing potential property tax reform, including ideas that could significantly reduce — or possibly eliminate — property taxes on homesteaded properties. Some of these proposals may even head to the ballot later this year.

If meaningful tax relief moves forward, it could have a major impact on Florida real estate. Property taxes are a large part of monthly housing costs. Lower that expense, and buyers suddenly qualify for more home — which historically drives prices higher and accelerates demand. That’s how markets tighten fast and affordability disappears.

For buyers who’ve been waiting on the sidelines, this could be one of those moments people look back on and say, “That was the window.” Between current pricing, available inventory, and the possibility of future tax changes, Florida may be approaching a rare opportunity ⏳🏡
