Inflation:
Right now, inflation is at 2.8%, which is a bit higher than the Fed’s target of 2%. The Fed’s preferred way of measuring inflation, the PCE report, has a big part called the shelter component (18%) that’s been keeping inflation up. This component is a bit behind by 6-8 months, so as rental prices start to go down, we should see overall inflation numbers go down, which could mean rates go down in the middle to later in the year.

Today the Median list price is 435,000. In Jan/2022 is was 405,000. Our county/state is still STRONG.
