The Tampa Bay market continues to move toward balance. Buyers have more opportunity to ask for repairs or closing cost assistance yet the market still shows only 3.1 months of supply.
This means we are still technically in a Sellers market.
HOWEVER- Sellers should understand that price and condition are what brings your property the most desirability to buyers.
Across Hillsborough, Manatee, Pinellas, and Pasco counties during the week of May 24–30, we saw 1,067 new Active listings, 1,253 Pending (under contract), and 1,642 Closed transactions this week.
The market is slower compared to 2020 through 2022, but properties will get the attention from buyers when buyers see value.
Increased price reductions are common. For sellers, success is increasingly tied to strategy. Buyers are selective, and homes that are priced correctly and presented well continue to outperform the competition. Many homes are under contract in the first seven days when the price and condition match buyer value.
