Asking prices fell. Inventory did too. Here’s your Tampa Bay update.
📍 THE MARKET
August’s median list price in the Tampa–St. Petersburg–Clearwater metro was $390,000, down 6% year over year. Active listings fell 6.4%, and 25.5% of listings had a price cut. Median market time: 74 days.
My take: compare the individual property before deciding what to offer.
📊 FINANCING
Freddie Mac’s national 30-year fixed average was 6.71% on September 3, versus 6.66% the week before. This is a dated survey average, not your loan quote. MBA reported total applications down 2.7% for the week ending September 4, seasonally adjusted.
Look at the payment and whether price, closing costs or a rate buydown would help most.
🏘️ LOCAL SPOTLIGHT
Lutz 33559 ranked #4 in Realtor.com’s Florida ZIP list, limited to 1 ZIP per metro. Its January–June median list price averaged $434,000. Different period, different local picture.
🏗️ NEW CONSTRUCTION
HBW tracked 6,127 residential permits across 5 Florida regions in July. Its Tampa region’s top 5 builders accounted for 710. Permits are not completed homes. Compare builder offers with resale and include taxes, insurance and HOA/CDD.
☀️ INSURANCE + SOLAR
Florida Realtors reported lower total home and auto premiums paid statewide in 2025, citing an APCIA-commissioned report. That does not mean every household paid less. Get a property-specific quote.
For solar, confirm ownership, financing or lease terms and review payoff and transfer requirements before going under contract.
