There are 650k more sellers than buyers in this market.
Buyer volume is at an all time low. Were talking GFC levels of low volume.
Average list to pending is 40+ days on market.
It gets worse.....
Sunbelt markets, like Tampa, are seeing the highest levels of price cuts.
Closed sales have hit a 9 month low nationally.
Where we usually anticipate heightened activity going into summer, our market is actually showing signs of a "failure to launch". I would not expect the normal increased volume for this summer
