Replaced all 3 of our outdoor faucets with 1/4 turn ball valve spigots and added new backflow preventers.,. finally faucets that work well!
Also cleaned out the water meter box, loosened the dirt with a spade and used my shop vac to make it ultra easy.

Joined the 300,000 mile club early this morning, and still working hard! A shout out to my mechanic Jeff Franklin at Franklin Auto Care in Tampa, he has been keeping her running well since I got her 10 years ago with only 65,000 miles. Original motor, trans and muffler, no rust and no internal engine work! Not bad for an early 08 with a 3v 5.4! Before commenting on the mileage.,. please know that I hit reset and coasted before stopping for this photo! 😂😇

Chose this home for my buyers when I first started working with them in late March, but it was $35k over their budget! After looking at many other homes and several failed offers, this home finally dropped in price enough to make sense. I had talked with the listing agent multiple times over 30+ days and learned the seller really wanted to sell to a young family. Her maternity top definitely played in our favor as he watched us look at his home from the neighbors yard!
Closed today! Seller was very happy with the buyers, he even thanked me for bringing them to him. The house has new windows, new AC, and a new main roof, but the original early 60’s decor…. Perfect for first time homebuyers! He replaced the electrical panel and did other repairs just so they could close on this home. He was very excited when I asked to take his picture with the buyers!
31 days from executed contract to close! It pays to build a rapport with the listing agent and to learn what is most important to the seller. All of the major repairs have been done, and she is an interior designer. What a perfect home for these first time buyers! Oh, it appraised over the contract price, instant equity!
I sent these photos to the listing agent, he will share them with the seller. We will follow up with a birth announcement in October!

Found the perfect home for this veteran and his wife, just steps away from her Father and Uncle. She provides care for them daily, now she can walk to their home. She told me that her Uncle had never been to her apartment, now he would be able to come over anytime he wanted to! This was not an easy sale…. sometimes the VA can be difficult to work with. Really happy with their new home!
