The three numbers to run before writing an offer...
Before you write an offer in South Tampa this summer, run three numbers — and read them together, not in isolation.
List-to-sale ratio tells you how much room there is between asking and closing. Days on market tells you how long well-priced homes are actually sitting. Price per square foot, measured against the right comparable set, tells you whether a list price is grounded or hopeful.
On their own, any one of them can mislead. A short days-on-market figure means little if list-to-sale ratios are soft; an appealing price per square foot means less when the comparable homes sit in a different condition tier. Taken together, they give you a clear, unsentimental read on where an offer should land.
