Some thieves will record fake mortgages on your property, or they will record fake deeds that claim you sold your home to them.

This service will monitor your name within the Recorder's office and you will be notified when a document is recorded with your name match.

It will not prevent fraud from happening, but it will notify you when someone uses your name in County Records.

I hear it all the time. "I want to get my real estate license. It looks so easy." "Why should I pay a Realtor? I can do this on my own."

Let me take a moment to share with you just one example of what buying or selling a condominium in Florida looks like:

First, you will need to review and study the following:
(SB 4D, 2022), to learn SIRS, Milestone Inspections, repair funding, disclosures.

Then, you will want to study (SB 154, 2023) to learn: Prohibited waiving SIRS reserves, clarified SIRS scope.

Next, you should review (HB 1021, 2024) to learn boosted transparency, accountability, DBPR enforcement, required websites for associations with ≥25 units.

Then you will learn:
1. Governing documents, rules, budgets, contracts.
2. Financial reports, board certifications, meeting notices.
3. Inspections, permits, SIRS.

And effective July 1, 2025 HB 913 to learn:
1. The new buyer review period
2. Financing options for structural reserves
3. Required finance documentation in year-end disclosures
4. Minimum reserve plan must maintain a positive balance

Plus they just changed the Inspection Updates:
1. SIRS/MI applies only to buildings with ≥3 habitable stories.
2. SIRS deadline extended to Dec 31, 2025 for older condos.
3. Allows 2-year delay on reserves if funding MI repairs.
4. Expands 4-family dwelling exemption for SIRS.

Let's not forget to learn the new Condominium Rider Updates that reflect: Statutory requirements (from HB 913).
1. Corrections from earlier versions.
2. Clarity enhancements by the Realtor-Attorney Committee.
3. Includes new language across multiple paragraphs for clarity and compliance.

New Language in Law:
1. HB 913 codified under § 718.112(2)(f)2.c.(II) F.S.
2. New legal references also include § 718.407 F.S. (vertical subdivisions).

And of course we can't forget the changes to the real estate contract and disclosures:
1. 2 RCD-7 (Receipt of Condo/Co-op Docs)
2. Declaration of Condominium
3. Articles of Incorporation
4. Bylaws and Rules & Regulations
5. Most recent year-end financial statement
6. Association’s annual budget
7. FAQs about the Condo Devlopment
8. Division of Condominiums Governance Form

And if you represent yourself and forget to look into the health of the association, you may find yourself with a huge condominium assessment. I have seen assessments of hundreds of thousands of dollars.
