We are seeing more consistent, but slightly declining, numbers from all counties we monitor. Our inventory is flirting dangerously close to 5,000 SFR's in active status (5,026), versus 5,200 - 5,600 for all of October. While it's not drastic, it still represents a 10% decline in 1 month which is significant. No wonder it remains hard to find houses for buyers, right?

Pending sales are holding good levels, which bodes well that our sales volume will continue pressing at a good rate. Have a good rest of the week!

I hate to say it, but inventory does appear to be tightening up again folks. We've been holding between 5300 - 5700 homes in active inventory the last 2 months, and haven't broken out up or down since July. We are sitting right above 5300 currently, so I wouldn't be surprised if we drop closer to 5,000 in the coming weeks. New listings are definitely low right now, so don't feel discouraged if you are having trouble finding buyers homes right now.

This week's Market Watch shows another slight increase in overall new inventory across our markets. Polk saw a big jump in listings, from 943 two weeks ago to 1,076 this week. The market remains strong and steady, with a healthy demand still gobbling up the majority of the inventory coming on the market.

This week saw the biggest new Active Inventory we have seen since early August, which is a welcome sign for buyers looking for new houses to come on the market before the holidays.

This week's market watch once again showed a small decline in active inventory. The market continues tightening once again - but at the same token, you are probably noticing inventory sitting a little longer than it was in June/July. Remember when I told you a couple weeks back about September being a slow month? That is holding true this year as much as any other.

While the market is remaining healthy and fairly stable, we are starting to see a return to the previous trend of declining active inventory. This past week, we saw a drop from around 5600 to 5400 Active Listings across the 5 counties above.

Sales and new listings generally slow in September. As much as this has happened every year for the past 15 years I have been in real estate, it can always be a little scary when it happens to you, especially when you are newer to the game. Please rest assured this is normal and expected, and it will pick up once again. All signs point to a strong and continued optimistic market, especially in central Florida!

Here is the latest market watch report for the past week! A fairly stable week for our numbers - although we marginally increased from last week, we still didn't get back as much inventory as we had 2 weeks ago. So we went from an increasing trend since May 1 to currently a plateauing level.

Let's see if the sideways trend continues, or if we get back to increasing inventory once again.
