Nick relocated from Orlando for work after serving in the military and was in search of a home. After some research for local agents he found me on a REO (Bank Owned) site. I was one of the approved agents, since I've done business prior with them for foreclosures, short sales etc. We ended up finding him the perfect home within a few weeks & got it under contract! I negotiated the terms that were so favorable to him, in this market he received a credit of 3k and secured it all with a VA loan! That loan type is very difficult to lock up in this market since most sellers typically lean towards accepting cash or conventional. Therefore, that was monumental towards his buying power since there is so many benefits for a veteran to use that financing. On top of that he walked away with 15K instant equity! Its closing day for this very deserving vet! to

Just closed on these 3 in the last week! A listing that we managed to sell 15k above appraisal in hours on the market.
Secured a home for our buyer that had multiple offers & managed to gain instant equity.

When you help a family and get to see the true joy and excitement when they become homeowners for the first time, it's the biggest reward!
Working with a VA loan in a competitive market like this presented its obstacles. From getting the offer accepted to clearing conditions, it was all worth it for their dream home! We were able to make it happen sooner then expected and secured instant equity!

This was my 12th deal with my same loyal investor!!
This home being SOLD had its challenges from interior to exterior and working through the layers of a flip. Walking away from certain offers and carefully vetting the perfect buyer to make sure we get to the closing table is the important part.
Meanwhile I'm trying to manage and keep all parties involved more then satisfied and maintaining the momentum of forward progress.
Realtors do so much behind the scene to keep deals on track that commonly seem to get overlooked. Although, it's understandable it's always great when its recognized!
Congrats to my seller for taking the risk and making a large return on his investment!
