Another Successful Sale in Riverview.
Gulf Atlantic Real Estate is pleased to announce the successful sale of a 2-acre development opportunity located at 10521 Hwy 672 in Riverview, Florida.

This site drew extensive interest from retail developers due to its location in one of Riverview’s high-growth commercial corridors, surrounded by national tenants including:
Starbucks • Dutch Bros • McDonald’s • Chick-fil-A • CVS Pharmacy • Dunkin’ • Publix

While retail developers saw strong potential, the rezoning and due diligence timeline they required did not align with our strategy and desired timeframe.
After working diligently through the market, we were able to align the property with a medical user, and I look forward to seeing a new dental practice come to Riverview.

Rural land in eastern Hillsborough County can be tricky.

A large parcel may look simple from the road.

But the value depends on much more than acreage.

You have to look at:

Future land use
Utilities
Road access
Wetlands
Flood zones
Density
Development rights
Agricultural protections
Growth boundaries
Political appetite for change

This is where landowners can make expensive mistakes.

Sometimes an offer looks strong compared to farmland value, but the buyer may be underwriting future development rights.

Other times, the owner thinks the land is worth subdivision pricing, but the property does not have the land use, utilities, or entitlement path to support that number.

Land is not just valued by the acre.

It is valued by the path.

No path, no premium.

Industrial outdoor storage has become one of the most valuable niche property types in Florida.

But it is also one of the most misunderstood.

A fenced yard with trucks, trailers, containers, or equipment may look simple.

But zoning can make or break the value.

Is outdoor storage allowed?
Is truck parking allowed?
Are there screening requirements?
Is the yard properly surfaced?
Are there stormwater issues?
Is the use legally conforming?

These details matter.

A buyer may love the property at first.

Then due diligence starts.

Then zoning issues come up.

Then the price changes or the deal falls apart.

In today’s market, the yard can sometimes be just as valuable as the building.

With the Fletcher District, medical growth, research uses, student housing, and institutional investment, this area is becoming a bigger real estate story.

Spent time this week walking retail corridors across South Tampa—and one trend continues to stand out:

Service-based tenants are driving absorption.

Medical, fitness, food, and personal services are increasingly replacing traditional retail concepts.

That shift is changing how retail space is:
• Leased (more focus on tenant stability + use)
• Valued (income durability over headline rent)
• Positioned (curating the right tenant mix vs. filling space)

What’s being signed today looks different than it did even a few years ago—and that has real implications for landlords, investors, and operators.

A lot of these changes don’t show up in listings—they show up in how deals are actually getting done.
