Great news for Tampa, it certainly feels like the population has been growing quickly here but now there are some more numbers to back it up. Tampa had a net gain of 47,000 people in 2020. The only cites we fell behind were all Sunbelt cities, Phoenix, Dallas and Orlando. The article also notes the largest net losses for cities, with NYC down 273,000, LA down 124,000 and Chicago down 107,000.

Heres a quick peek at our web exposure for Florida Executive Realty's listings in Q4. When we average the 671,655 views it comes out to 51 views per day per listing. As companies are planning for the next year/decade a new question has become the norm. Should companies with large CBD office spaces downsize or upsize? Obviously saving money by leasing smaller spaces is appealing but many leaders are worried company culture will erode in a permanently virtual world. The alternative to rent more space to allow for greater distance between employees will inevitably be more expensive. This article dives into questions companies should ask themselves when considering what to do in the post pandemic world, such as what is the purpose of the office? Who needs to attend and with what frequency? I find this fascinating as we will see companies take both approaches and only time will tell which one was more advantageous. Heres an update on Market Activity for the past 7 days. New Listings continue to be outpaced by New Under Contract and Sold homes. The disparity between these values will continue to push inventory lower as homes are being sold faster than the market can replace them.
For context, In December the Real Estate market typically slows down as people prepare for company during the holidays. But the ravenous buyer demand coupled with the low inventory should keep prices moving upward. It will be interesting to see if these trends persist into 2021.

November Market Snapshot is here!
Single Family prices continue to run and days on the market fall in the greater Tampa Bay area. The major reason is 30 year fixed interest rates are at an all time low of 2.75% , 15 year fixed rates are at 2.375%. This has spurred many weary first time buyers to jump into the market. Coupled with Tampas growing population and relative affordability compared to other major metros, we do not see this trend slowing down in the coming months. Until the feds increase interest rates, the upward pressure on price should persist.

A Motor Enclave is set to begin construction in Q1 2021 on a 200 acre site near I4 and I75.
A first of its kind in the region this project will include 250+ Private Garages, 1.6 Mile Private Driving Circuit, 30 Acre Off-Road Experience, and 25,000+ SF Corporate Event Center.
Effectively this will be neighborhood of Man Caves where you can store, race and hang out with your cars.
