Is it risky to buy a condo in Florida right now?

✔ Honest read: it's only risky if you skip the paperwork
✔ As of a 2024 rule change, condo boards can no longer vote to waive structural reserve funding — many buildings put it off for years and are now catching up, which can mean a special assessment
✔ Harbour Island condos are down about 6% over the past year — real opportunity in the right building

I used to be a diamond dealer, and you never buy a stone without the certificate. Same with condos: ask for the reserve study, the milestone inspection report, and two years of board minutes before you write an offer.

Mortgage rates crossed 7% this week — first time in 20 months.

✔ On a typical $429K Tampa home with 20% down, that's about $165 more a month than a year ago
✔ It's not the Fed setting your rate — it's the 10-year Treasury, which just hit a 19-year high as oil pushed back over $100/barrel
✔ The good news: Tampa is holding up. Redfin has the median sale price at $479K this summer, up 10% from last year, though homes are taking a bit longer to sell (46 days vs. 38) — real room for buyers to negotiate credits, repairs, or a rate buy-down

Davis Islands prices are up, but the headline number isn't the real story.

✔ Home prices are up 25% year over year to a median of $1.5 million, per my own MLS pull through September — real appreciation on existing homes, not new construction skewing the number
✔ Homes are taking a lot longer to sell — median days on market has roughly tripled compared to last year
✔ Condo pricing has actually softened over the same period — so a condo and a house on the island right now are two completely different markets

✔ Florida has no state income tax — New York has both a state and city tax on top
✔ Miami homeowners are paying roughly $16,000/year for $250K in dwelling coverage — Tampa Bay runs closer to $3,400–$4,800/year for the same coverage
✔ Florida's condo law changed — boards can no longer vote to waive full reserve funding, so ask for the milestone inspection, the SIRS, the budget, and the special assessment history before you write an offer
✔ Hurricane season is real, but so are Tampa's walkable pockets — Harbour Island, Davis Islands, and Hyde Park all give you city life without Miami's density or price tag
