šŸ” HOME TIP THURSDAY | SELLER EDITION

Planning to take the extra refrigerator in your garage when you move? Donā€™t assume itā€™s automatically yours to take.

Under the Florida Realtors/Florida Bar AS IS contract, seller-owned refrigerators existing on the property when the initial offer is made are included unless excluded in the contract. That can mean more than the refrigerator in the kitchen.

The AS IS form also lists items sellers sometimes overlook, including TV wall mounts and hardware, access devices, mailbox keys, and storm protection items. Contract forms differ, so it matters which form and terms you use.

Before listing, tell your agent everything you intend to keep so the exclusions can be addressed clearly in the contract.

On September 16, the Federal Reserve raised its benchmark federal funds rate by 0.25 percentage point.

Does that mean mortgage rates automatically increased by 0.25%? No.

The federal funds rate and mortgage rates are not the same. Mortgage rates are influenced by the bond market, inflation, economic forecasts and expectations about future Fed decisions.

Because this increase was widely anticipated, financial markets had already priced much of it in before the announcement.

The important takeaway for buyers and sellers: Donā€™t make your real estate decisions based solely on a headline.

šŸ”‘ Buyers: Ask a trusted lender to calculate your payment using todayā€™s actual rate and your specific financial situation.
