One of the hardest conversations I’m having with homeowners right now starts with:
“Your home may not sell for the number you need… or expected.”
A few years ago, strong appreciation and buyer competition gave sellers a lot more room for error.
Today, pricing matters WAY more.
And when selling doesn’t make financial sense, I often hear, “Then I’ll just rent it.”
Sometimes that works. But once you factor in the mortgage, taxes, insurance, HOA, maintenance and potential vacancies, the numbers may tell a different story.
That doesn’t automatically mean you should sell.
It doesn’t automatically mean you should rent.
Sometimes the smartest move is to wait.
The best decision starts with understanding what your home could realistically sell for, what you would actually walk away with, and how that compares to keeping or renting it.
