Here are the top stories today in Tampa:
1. Adventure Island is now open year-round and will open two new water thrill rides this month called Rapids Racer and Wahoo Remix. The new rides follow the 2020 opening of Solar Vortex. The water park reopened this past Saturday as spring break gets underway and will remain open. (Tampa Patch)
2. A Ybor City warehouse could one day become home to approximately 55 affordable art workspaces and a gallery space called The Meatyard Ybor. It would be a renovation and restoration of the old Dave & Gordon Co. building. The project is still in the preliminary planning stage, according to a report by Creative Loafing. (Creative Loafing Tampa)
3. Gas prices across the Tampa Bay area rose over 40 cents over the last week and have passed $4 a gallon. The dramatic rise in prices at the pump are being felt by the community in Tampa Bay and across the nation as Russia invades Ukraine and sanctions reverberate around the world. Prices are expected to continue to rise. (WFLA)
4. Several landmarks around Tampa Bay have lit up in blue and yellow in support and solidarity with Ukraine in the last week. Landmarks lit up include the Tampa City Hall, Skyway Bridge, St. Pete Pier, Curtis Hixon Park fountains, and more. (Tampa Bay Times)
5. St. Augustine-based Mayday Handcrafted Ice Cream is celebrating its grand opening in Ybor City on Wednesday, March 16th, by giving all guests one free scoop in a small sugar cone. Recouping Your ROI

For the last few years, the owners/landlords and investors of properties have been taking lots of hits. With higher cost on insurance, maintenance and repairs, taxes, and even utilities it has been hard to maintain the ROI on your investment. Well, times have changed finally. With the uncertainty of the pandemic waning and the demands growing in most market, this is the time to catch up for all the years. You, the owner of the property, need to be careful that your renewals are being monitored and rents raised to the appropriate amount. If you see the standard $50-$100 rental increase request from your property manager, I would check that an analysis of area rents have been done correctly! Our market in the Tampa Bay area has seen increases of around 24% year or year! Units that were renting for $800-$900 are now going for $1050-$1200.
Therefore, check your market rents and make sure you are recouping your ROI. The conditions of great demand, low inventory, and generational shifts from millennials and baby boomers have created a convergence of bidding for rental properties! And let us not forget about the pandemic! With remote working and zooming meeting, the rental market in second tier cities have skyrocket!
A lot of people are worried that rental rates will drop. Yes, they will eventually even out. However, my philosophy is I rather come down from a high rental rate by a little bit than be stuck in a lower rental rate with uncertainty of if I can raise the rent.
